사실상 정부는 이미 부동산 보유세 도입을 충분히 검토하고 있다는 사실을 알고 있습니다. 사실상 주택거래 보다는 향후 있을 기업형임대사업이 정부의 주요 정책이기 때문입니다. 한국의 전세제도 파괴로 정부가 최대한 얻어낼 수 있는 것은
1. 저금리로 전세자들에게 대출해줘서 주택을 구매하기.
2. 주택 미구입 전세자들은 월세 임대 주택으로 전환 시키기 .
3. 주택거래가 식으면 임대사업을 활성화 시키기 위해 보유세를 올리기.
우리나라 주택 현황을 보면 아주 간단하게 답이 나옵니다.
1. 1주택 1가구 =33.2% (총 주택의 30% 보유)
2. 1가구 다주택 =16.5%( 총 주택의 60% 보유)
3. 무주택자 =50 % (주택 보유 0%)
지금 주택거래에서 부동산으로 걷어가는 세금은 양도소득세가 가장 크지만
주택가격이 오르지 않는 상황에서는 지난 2008년 이후 매우 양도소득세는 매우 저조합니다.
사실상 이런 이유로 그동안 한국 정부가 거둬들였던 부동산세가 줄어들게 되었습니다.
그렇다면 정부가 다음 카드로는 부유세를 올리는 것입니다.
그러나 부자들에게 세금을 걷지 않고 서민들에게 세금을 더 받는 방법은
1가구 다주택자들에세 세금을 덜 걷는 방법을 취해야 합니다.
1가구 다주택자는 자신이 사는 주택 이외의 주택은 모두 임대를 주게 되어 있습니다.
1가구 다주택자들은 사실상 임대 사업자들 입니다.
그렇다면 기업형임대주택자나 혹은 임대사업자들에게는
뉴스테이법에 따라 세금 감면을 줘서 부자 감세를 해주는 방법입니다.
아마 겉으로는 정부가 세입자 보호를 위해 임대사업자들에게 세금을 감면해준다고 할 것입니다.
결국 그 피해는 모조리 1가구 1주택 자들이 뒤집어 쓰게 된다는 점입니다.
전세주택자가 저금리로 대출을 받아 주택을 구매하면
